📋 OFFICIAL RESIDENT COMPLIANCE GUIDE • KEY RULES

Permitted & Prohibited Actions in the Condominium

Direct, practical guidance for condominium living. 6 fundamental rules every adult resident must follow to maintain community order, protect property values, and avoid fines, towing, or legal action.

🚗
MANDATORY REGISTRATION • TOWING RISK

1. Assigned Parking & Towing Enforcement

✔ MANDATORY RESIDENT ACTION: Park only within the painted lines of your assigned deeded space. Every vehicle must display the official barcode decal on the front windshield for automated arm clearance. Guests must obtain a dashboard pass at the gatehouse and park exclusively in marked "GUEST" spaces.
✖ STRICTLY PROHIBITED: Never park in another resident's assigned space (even if vacant). Never park on yellow curb lines, block dumpsters, or park commercial work vans or trailers overnight.
⚖️ DIRECT PENALTY & ENFORCEMENT: Excalibur Towing monitors the lot nightly and tows unauthorized vehicles without warning under Florida Statute § 715.07. Vehicle retrieval starts at $175+ in cash.
🗑️
HEALTH & SAFETY • $100 FINE

2. Household Trash & Chute Guidelines

✔ MANDATORY RESIDENT ACTION: Place all household garbage inside medium-sized plastic trash bags tied securely shut. Open the hallway metal chute door and drop the tied bag directly down the chute.
✖ STRICTLY PROHIBITED: NEVER drop cardboard boxes down the chute. Never force mattresses, mop handles, furniture, or construction debris into chutes, and never leave trash bags on hallway floors.
⚖️ DIRECT PENALTY & ENFORCEMENT: Cardboard lodges in lower floors, creating severe blockages and health hazards. Hallways are camera-monitored: fines are $100 per violation. Flatten cardboard boxes and take them down to ground-level bulk containers.
🔇
QUIET HOURS • 10:30 PM – 8:00 AM

3. Sound Levels & Quiet Hours Policy

✔ MANDATORY RESIDENT ACTION: Keep TV, audio, and conversational volume within reasonable indoor limits. From 10:30 PM until 8:00 AM every night, quiet hours are strictly enforced. Use personal headphones late at night.
✖ STRICTLY PROHIBITED: Never place speakers or subwoofers on balconies or floors that vibrate through concrete slabs. Never host loud late-night gatherings in hallways or common walkways. Never throw a ball against a wall or door (ball bouncing and wall impact noise is strictly prohibited at all times).
⚖️ DIRECT PENALTY & ENFORCEMENT: Senior residents and essential workers reside throughout both buildings. Continued noise disturbances result in immediate dispatch of the Security Gatehouse and City of Miami Police (305-579-6111).
💵
DUE 1ST • LATE AFTER 10TH

4. Monthly HOA Maintenance Assessments

✖ STRICTLY PROHIBITED: Never withhold monthly assessment payments or let payments slide past the 10th of the month. Assessments are statutory legal obligations.
⚖️ DIRECT PENALTY & ENFORCEMENT: Monthly fees fund elevator maintenance, common water, building master insurance, and security. Delinquent accounts incur automatic late fees and interest, and after 30 days are forwarded to legal counsel for collection proceedings.
🛗
48-HOUR ADVANCE NOTICE

5. Heavy Furniture, Deliveries & Elevator Pads

✔ MANDATORY RESIDENT ACTION: When moving in/out or receiving large furniture/appliances (beds, sofas, refrigerators), notify Property Management 48 hours in advance (Monday–Friday, 8:30 AM–4:30 PM) so protective elevator wall padding can be installed.
✖ STRICTLY PROHIBITED: Never move heavy furniture without advance notice. Never schedule moves on weekends or federal holidays, and never prop open elevator doors with brooms or boxes (burns out electric door motors).
⚖️ DIRECT PENALTY & ENFORCEMENT: Elevator repairs cost thousands of dollars. Damaging elevator mirrors, stainless steel finishes, or door tracks will be billed directly to the unit owner.

LEASH MANDATORY • CLEANUP LAW

6. Pets, Leash Requirements & Waste Pickup

✔ MANDATORY RESIDENT ACTION: Keep dogs on a physical handheld leash at all times when outside your unit (in hallways, elevators, and outdoor grounds). Always carry waste pickup bags and immediately dispose of waste in exterior bins.

No. The marina and boat slips along the Miami River are managed by an entirely separate, independent private entity. The River Run South Condominium Association, Inc. and Loyalty Property Management do not own, operate, or maintain the boat docks, nor are any condominium HOA maintenance dues allocated toward the marina. Slip rentals, pricing, availability, and shore power agreements must be arranged directly through the independent Marina Operator / Dockmaster. Furthermore, condominium rules strictly prohibit parking boat trailers, boats, or jet skis in the residential parking garage or surface lots (towing enforced under F.S. § 715.07).

⛵ Miami River Waterfront • Independent Entity

Miami River Marina & Boat Slips Information

Essential maritime disclosure for residents, prospective buyers, and boaters. The boat slip docks along the Miami River bulkhead are owned, operated, and maintained by a completely separate private entity, distinct from River Run South Condominium Association, Inc.

⚓
IMPORTANT LEGAL & OPERATIONAL NOTICE Independent Commercial Entity

The Marina is Separately Managed — Not Run by the Condominium Association

While River Run South enjoys prime waterfront vistas along the historic Miami River, the boat slips, wet slips, dock pilings, and maritime dock facilities located along the river seawall are not owned, operated, leased, or governed by River Run South Condominium Association, Inc. or Loyalty Property Management Services, Inc. The marina functions as an entirely independent commercial and private maritime facility under its own dockmaster, corporate ownership, licensing, insurance, and lease regulations.

🚫 Zero HOA Dues Subsidize Marina 📄 Separate Dockage Contracts Required 🚤 No Boat/Trailer Parking in Condo Garage
🏢
CONDOMINIUM JURISDICTION

HOA Dues & Management Scope

Condominium monthly maintenance assessments exclusively fund the 174 residential units, 2 twin towers (2415 & 2475 NW 16th St Rd), residential elevators, 4-level parking structure, 24/7 security guardhouse, building domestic water, and master structural insurance.

No Marina Subsidies: Condominium unit owners do NOT pay for dock dredging, marina pilings, maritime utilities, or marine liability through their HOA fees. Loyalty Property Management does not collect dock rent or oversee boat slips.
⛵
INDEPENDENT MARINA OPERATOR

Slip Rentals & Dockmaster Protocol

Wet slips are leased independently through private dockage contracts. Slip availability, vessel length restrictions, draft clearance along the Miami River channel, electrical shore power hookups (30-amp / 50-amp), and freshwater supply are handled directly by the private marina management.

Direct Dock Inquiries: Condominium purchase or unit lease does NOT include a boat slip. Residents or vessel owners interested in mooring must contact the independent dockmaster/marina operator directly to execute a separate maritime dockage agreement.
🚫
RECORDED BYLAWS & PARKING

No Boat or Trailer Parking on Property

Under River Run South recorded condominium rules (General Rule #17 and Parking Rule #16), boats, boat trailers, jet skis, personal watercraft, and marine equipment are strictly prohibited from being parked anywhere on condominium property, including inside the parking garage or in visitor spots.

Immediate Towing Enforcement: Trailers or watercraft parked on condominium grounds will be towed immediately at vehicle owner expense under F.S. § 715.07. Boaters must keep vessels in wet slips or store trailers off-site at licensed boat storage yards.
🌊
Waterfront Promenade & Private Dock Etiquette River Run South residents enjoy pedestrian access to the paved waterfront seawall promenade. For maritime safety and private property liability, walking onto private floating docks, boarding vessels, or tampering with marina shore power without permission from slip lessees is prohibited.
